You have 30 days from your township's assessment publication date to file an appeal with the Lake County Board of Review. The exact deadline for your property is printed on your assessment notice.

Documents to gather

  • Your assessment notice or the township's published assessed value for your parcel (PIN)
  • The county's appeal/complaint form, completed and signed (filed online where the county requires e-filing)
  • 3–5 comparable homes nearby with lower assessed values per square foot (PIN, address, size, assessed value)
  • A recent appraisal or purchase closing statement, if you bought within about 3 years
  • Photos of condition problems or errors on your property record (wrong square footage, bathrooms, basement)
